From January 1, 2026, no more short-term rentals in District VI

If you’re planning to go to Budapest, pay attention to where you book your accommodation. If you opt for a hotel or a classic B&B – which in Hungary are called panzió – you won’t have any problems, you can book with peace of mind.

However, if to save money, or because you were struck by the style of some beautiful apartment located, for example, on Andrássy Avenue, near Oktogon or in the surrounding streets, and it’s an apartment rented short-term on Airbnb or other platforms, forget about it.

The ban on renting homes to tourists

The municipal assembly has in fact resolved a total ban on residents of District VI from renting their apartments to tourists. All short-term rentals are prohibited, regardless of whether they involve tourists or workers, and the ban applies not only to the Airbnb platform, but also to all other platforms, including the owners’ websites and social media.

In fact, it’s not the platforms that are in the Municipality’s crosshairs, but rather the short-term rental activity itself.

Property owners had a fourteen-month period to prepare before the regulation came into force, motivated by the shortage of apartments available for long-term rentals, but also by a long series of problems related to nightlife.

The streets affected by the short-term rental ban

If you’re wondering which streets exactly to be careful about when booking accommodation, here’s the answer.

The ban applies to all of District VI, bounded by the following major arteries:

  • Bajcsy-Zsilinszky út
  • Váci út
  • Lehel út
  • Dózsa György út
  • Városligeti fasor
  • Király utca

Why it’s not worth the risk

You might come across an interesting apartment to rent for your Budapest vacation in this area, but it’s not worth the risk.

If you’ve already booked it, and upon arrival you notice the red sticker you see in the photo in this article on the apartment door, it’s best to immediately look for alternative accommodation.

The Municipality is in fact dissuading owners from the activity, now deemed illegal and prosecuted by law, of renting their apartment short-term, even involving the police and the Hungarian Tax Authority.

You probably wouldn’t want to be woken up by them during your Budapest vacation, so it’s better to organize differently.
